Bluff Town Hall I.E.P

You may remember I obtained a copy of engineers report for the Service Centre.  It has been in the media that the Oyster Festival have had the Club Hotel assessed.  Both of those were D.E.E.P’s.

The Bluff Community Charitable Trust that owns the Bluff Town Hall on behalf of Bluff residents has had a lessor IEP done.  Charlie obtained a copy.

Basic rundown is main hall was built in 1925 as a workshop (with pit) and is assessed at 33%.  Offices and Chambers, a 1928 addition is assessed at 50%.  I would point out that an IEP does not require the assessor to enter the building and in this case he did not.  The assessment was based on the property file, liquefaction reports etc and an external inspection.

    Assessment ratings are going to become a nightmare for building owners. The govt is saying 33% is OK but many large companies are insisting on much greater rating before they will put their staff in buildings meaning the property owner may meet regulations but fail to attract tenants. Then you have those who want to look at buildings next door as a risk as well so its going to take some common sense to work through.

      Interesting you should mention next door buildings. The Service Centre shares a wall with the Club Hotel…
